Baker Tilly TPA advised on the acquisition of Olivia Star by the STRABAG Group

Baker Tilly TPA supported the buyer in one of the most significant transactions on the Polish commercial real estate market in 2026 – the acquisition of Olivia Star by the Austrian STRABAG Group.

The transaction was structured as a share deal and involved Olivia Star, the tallest building in Gdańsk and across northern Poland, as well as the flagship property of the Olivia Centre complex. Olivia Star has an architectural height of 180 metres, with 35 above-ground floors and three underground levels. Completed in 2018, the building is 98% leased, with major tenants including Nordea Bank and PwC.

The acquisition of Olivia Star has the potential to become the largest single commercial real estate transaction in Poland in 2026. It is also unprecedented in scale for Poland’s regional cities, as no comparable transaction involving a single office property has previously been completed outside Warsaw.

Baker Tilly TPA was responsible for providing financial advisory services to the Buyer, including financial due diligence. The Baker Tilly TPA team was led by Anita Bis, Partner.

Following completion of the transaction, the existing Olivia Centre team will continue to act as the operator of Olivia Star, providing property management and leasing support. The operation of Olivia Star Top will also continue, including the publicly accessible observation deck, conference facilities, restaurants and bars located on the building’s upper floors. This will ensure full operational continuity for tenants, users and visitors, as well as the seamless integration of Olivia Star within the wider Olivia Centre campus.

On the buyer’s side, the STRABAG Group was also advised by KINGSTONE Real Estate on transaction advisory and process coordination, act legal Poland on legal and tax matters, and Savills on technical matters.
